The Burleson TX Realtor Who Checks the School Zone Before You Tour

Burleson sits mostly in Johnson County with part of the city inside Tarrant County, and the school district lines cross that boundary. I verify the attendance zone for the exact address, and I put my own money behind the house you pick. Paid inspection at around $600, a $500 moving credit, zero buyer commission, and earnest money guaranteed in writing.

Buying or Selling in Burleson, Texas

Burleson's School Map Does Not Follow the County Line

The city sits across two counties, and the district boundary is the one thing a listings app cannot tell you.

Burleson sits roughly 12 miles south of downtown Fort Worth on the I-35W corridor. Most of the city is in Johnson County, and a smaller portion of it is inside Tarrant County. Tarrant County publishes its own Burleson ISD map alongside the district maps for the rest of the county, which is the clearest evidence available that the district boundary and the county line are two separate lines. Not every Burleson address feeds Burleson ISD.

The district's own Fast Facts page counts 18 schools serving more than 12,600 students. There are two high schools: Burleson High School at 100 Elk Drive, and Burleson Centennial High School at 201 S Hurst Road, which opened in 2010. Which of the two a house feeds is the first thing most families raise with me, and it is the detail a portal fills in by guessing.

  • The boundary moves by address. A site that stamps a district onto an address is asserting something it does not know, and in Burleson that error costs a family the school they moved for.
  • The feed runs late. A home that went under contract Tuesday can still read as available on Thursday, so buyers ask to tour houses that are already gone.
  • Builders stay off it. Phase releases and finished spec homes along the corridor often never reach a portal, and new construction is part of what is for sale south of Fort Worth.

So there is no listings widget on this page, for the same reason I argue against one on the Fort Worth home search page. I build a live NTREIS MLS search filtered to your price band, your must-have list, and the attendance zones I have checked by street address, then send it the same day we talk.

Two Counties, One District

Burleson ISD serves addresses on both sides of the Johnson and Tarrant county line, and Tarrant County maps its share separately. I confirm the assignment by street address before a showing.

Portal Feeds Run Behind

Status changes hit the MLS first and the public feeds later. On a well-priced home in a wanted zone, two days is the gap between touring it and reading that it sold.

Builder Inventory Hides

The on-site sales representative at a model home works for the builder. I represent buyers across builders on the corridor at no extra cost, and that is what protects earnest money during construction.

How the Search Gets Built

Ten Minutes on Zoom, Then Your Search Lands Today

Four steps from the first call to closing day, and none of them costs you anything up front.

1

The 10-Minute Call

A free Initial Consultation on Zoom. You tell me the budget, the timeline, and which part of Burleson you are weighing. I tell you honestly whether to buy now or wait. If it wastes your time, I send $100 to your Venmo before we hang up.

2

Your Search, Same Day

I build a live NTREIS MLS search filtered to your price band, your must-have list, and the attendance zones I have checked by street address. It lands in your inbox the same day we talk, and it updates when the MLS updates.

3

Tour With Someone Accountable

I walk every property with you and flag the foundation, the drainage, and the roof age before you commit to a floor plan. If I am late or drop a ball on anything I committed to, I Venmo you $100.

4

Offer, Inspection, Keys

I write the offer, and I pay for the home inspection out of my own pocket. Your earnest money is guaranteed in writing. At closing you get a $500 moving credit, and buyers never write me a commission check.

You do not create an account, and there is no email drip. The one form is the short-term representation agreement Texas requires before a showing, and you can end it by text. What I cover from pre-approval through closing day sits on the buyer representation page, and the seller side is on the listing agent service page.

Why Work With Conner

Johnson County Coverage, Not a Side Project

I am a full-time residential agent under broker John Hill at Close Real Estate in Fort Worth, licensed in Texas since 2018 (NTREIS-0704632). My service area is Dallas, Tarrant, Ellis, Parker, Johnson, Collin, Wise, and Denton Counties, and Johnson County has been on that list from the beginning. Across those eight counties I have closed 300+ transactions, with 102 of them independently verified on my HAR.com profile.

I also write Broker's Price Opinions for DFW-area banks, so I am inside MLS pricing data every week whether or not I have a client under contract. That matters in Burleson, where established subdivisions, new construction phases, and acreage outside the city limits all sit within a few miles of each other and make comparable sales harder to read.

I work solo by design. The number you call reaches me, not a buyer specialist you have never met. I run the same process north of Fort Worth in Keller, and the buyer and seller guarantees are identical in both places.

Every Guarantee. Every Dollar. In Writing.

The 13 Guarantees, Applied to a Burleson Transaction

A resale inside the city and a new build on the corridor are different transactions. My side of the deal stays the same.

~$600 Covered

Paid Home Inspection

Buyer or seller, I pay for the home inspection out of my own pocket. You see every issue before signing anything.

Covered in Writing

Earnest Money Guarantee

If you lose your earnest money because of an error or omission on my side, I write you a personal check to cover the full amount.

$0 Commission

Buy Without Paying a Dime

Buyers never pay me a commission. Commissions are negotiable and not set by law; where a seller won't cover the buyer side, I absorb the difference.

Full Prep Paid

Seller Prep Covered

Cleaning, repairs, yard work, and staging. I pay for the prep before your listing goes live, so you write zero checks before the sign goes up.

$500 Credit

Moving Credit at Closing

A $500 closing credit for buyers and sellers, applied toward movers, boxes, or the first night's takeout. Yours when you close.

$100 Penalty

Accountability Penalty

If I'm late, dishonest, or drop a ball on any commitment, I Venmo or Zelle you $100 on the spot. Real-money standards, not slogans.

Six of the thirteen are above. The rest, including the performance target, the lender-paid appraisal, and the housewarming, are on the guarantee page with the fine print attached.

The Burleson Market

What the Numbers Say and What They Do Not

A straight answer on why no Burleson median price appears anywhere on this page.

The public portals disagree with each other about Burleson. Redfin, Realtor.com and Homes.com were each publishing a materially different Burleson median when I checked all three on September 18, 2026, so any single figure printed here would be one vendor's estimate. Texas is a non-disclosure state, so sale prices never enter the public record and every portal models the number instead of reporting it. On the free Initial Consultation I pull the current NTREIS read for the part of Burleson you are shopping and give you that.

The three figures below are Fort Worth and Tarrant County figures. Burleson is mostly in Johnson County and prices on its own, so treat these as the backdrop your offer gets written against rather than as Burleson numbers.

$319,999

Median Sale Price

Fort Worth, per M&D Real Estate, May 2026. Not a Burleson figure.

29

Days on Market

Tarrant County, May 2026. Not a Burleson figure.

95.0%

Sale to List

Tarrant County closed deals, May 2026. Not a Burleson figure.

All three figures are as of May 2026, from the M&D Real Estate DFW report published for the week of May 19, 2026.

Tarrant County carried 4,280 active listings in the NTREIS pull for the week of May 19, 2026, up 18.4% from a year earlier, and 12% of listings take a price cut before they sell, per the May 2026 M&D Real Estate report. Rising supply is behind both numbers. A buyer who is patient, pre-approved, and willing to walk away has more room to negotiate than at any point since 2021. The month-by-month detail lives in the DFW market report.

What that means when you write an offer

  • You can ask for repairs and for closing help without losing the deal.
  • You can use the full Texas option period, typically 5 to 10 days, to inspect and then renegotiate or walk.
  • I pay for that inspection, so using the option period properly costs you nothing.

Every line item you will be asked to pay at the title company is in the closing cost breakdown, and the ranked read on the in-town pockets north of you is in the neighborhood guide.

Common Questions

Burleson Buyers and Sellers Ask Me These

Is Conner a Burleson TX realtor or only a Fort Worth agent?

Both. Johnson County is one of the eight counties in Conner’s stated service area, alongside Dallas, Tarrant, Ellis, Parker, Collin, Wise, and Denton Counties, and Burleson sits mostly inside Johnson County. He is a full-time residential agent under broker John Hill at Close Real Estate in Fort Worth, Texas license NTREIS-0704632, with 300+ closed transactions and 102 of them independently verified on his HAR.com profile.

Which county is Burleson in, and does every Burleson address feed Burleson ISD?

Burleson is mostly in Johnson County, with a smaller portion of the city inside Tarrant County. Tarrant County publishes its own Burleson ISD boundary map alongside its other school district maps, which is the clearest sign that the district boundary and the county line are two different lines. Not every Burleson address feeds Burleson ISD, so Conner checks the assignment for the specific street address against the district map before a showing is booked.

How do I see Burleson TX homes for sale if this site has no listings search?

Conner builds you one instead of publishing a widget. After the free 10-minute Initial Consultation he sets up a live NTREIS MLS search filtered to your price band, your must-have list, and the attendance zones he has verified by address, then sends it the same day. It reflects MLS status changes as they happen, which a syndicated portal feed does not.

What is the median home price in Burleson right now?

Conner will not publish one, because there is no record to publish. Texas is a non-disclosure state, so sale prices are not in the public record, and the portals model the number instead of reporting it. Redfin, Realtor.com and Homes.com were each putting out a materially different Burleson median when he checked all three on September 18, 2026. On the free Initial Consultation he pulls the current NTREIS read for the exact part of Burleson you are shopping and gives you that figure.

Do Burleson buyers pay Conner a commission?

No. Buyers pay $0. Commissions are negotiable and not set by law. Conner negotiates for the seller to cover the buyer-side commission, and where a seller will not cover it, he absorbs the difference himself. On top of that he pays for the home inspection out of pocket, around $600, guarantees your earnest money in writing, and credits $500 toward moving at closing.

What does Conner cover for a Burleson seller?

The full pre-listing prep: cleaning, repairs, yard work, and staging, paid before the sign goes up, so the seller writes zero checks up front. He also pays for the pre-listing inspection, credits $500 toward moving at closing, and signs a cancel-anytime listing agreement with no lock-in clause. A text ends the representation that day.
